About Data4

Data 4 MT is an index of public records about Montana land: the state parcel roll, county recorder indexes, city and county permit systems, posted meeting agendas, and state and federal datasets. It is not the records themselves. Each record links to the agency that publishes it.

Records can be late, incomplete or wrong at the source, and our matching (placing a document on a parcel, a permit on an address) can be wrong too. Check the official record before you rely on anything here.

Permitted use

You may use the free site and Data4 Pro for research, planning, due diligence and your own business decisions.

You may not use Data4 to decide anyone's eligibility for credit, insurance, employment or housing, or for any other purpose covered by the Fair Credit Reporting Act. Data4 is not a consumer reporting agency.

You may not use names or addresses from Data4 for unsolicited contact where the source or Montana law forbids it (for example, Cascade County's recorder index prohibits use for solicitation, and MCA 2-6-1017 limits agency-prepared lists).

No harassment, stalking or locating people. We remove records on request and cut off accounts that misuse them.

Privacy

On the free site, private people are shown as “Private individual” and home addresses are not shown with names. Companies, trusts held by institutions, and governments keep their names.

Anyone can ask us to correct or remove a record at itogeospatial@gmail.com. Safety requests (judges, officers, Address Confidentiality Program participants, survivors) are handled within 72 hours; accuracy corrections within 30 days.

We collect only what the site needs to run: anonymous usage counts, and for Pro clients their name, email and counties.

Data4 Pro

A Pro access key is for one organization. Do not share it outside your organization or resell Pro data. Using Pro data inside your own work, reports and client deliverables is fine.

Pro is $100 a month per organization unless we agree otherwise in writing. Pilots are free for the agreed period. You can cancel at any time. Access ends at the end of the paid period.

We may change, add or retire datasets as sources change. If a source stops publishing, its feed stops too.

Warranty, liability and governing law

Data4 is provided as is, without warranties. To the extent the law allows, Ito Geospatial LLC is not liable for decisions made with it, and its total liability is limited to what you paid in the last 12 months.

Montana law governs these terms. We will post changes here with a date.
